After signing the Notary Deed, the new owner still has to complete a series of little and quick procedures concerning the purchase of his/her new home.

TRANSFER OF REGISTRATION FOR ALL UTILITIES

The transfer/new activation of utilities is the first thing to do, following the Notary Deed.

The same day of the Deed we communicate to the electrical/gas companies all the data and information necessary for the transfer to the new owner, also taking care of providing the contact channels for the closing bills of the sellers.
We finally prepare and bring to the Municipality all the paperwork related to the transfer of water and rubbish utilities.

OPENING OF A BANK ACCOUNT

This is particularly useful for foreign citizens, in order to be able to request the payment of utilities by direct debit to their Italian account. We help our clients choosing the bank and provide them with all the necessary information and paperwork. We go with them to the bank to assist them with communication and translation, when needed.

IMU DECLARATION

In Italy there’s a tax to be paid on second homes: it’s  called IMU, it’s a yearly tax and it’s payable in two installments or in a single solution. We take care of communicating to the accountant all the data of our clients, in order to proceed with the calculation of the IMU for each of them. We know always in advance which is the amount that the new owner will have to pay: this way we give him/her the time to getting the funds ready.

CONDO MANAGER COMMUNICATION

Who buys a real estate unit inside a condominium must immediately communicate his/her data to the condo manager. Our task is to send all the details and documents of the new owners, introduce them to the manager so that they can proceed with the registration and make contact for all subsequent communications.
